Preliminary Land Development Plan & Zoning

 
 

Hazelwood Green is envisioned as a model for the transformative redevelopment of an urban brownfield into a center of innovation that fuels Pittsburgh’s new economy while remaining grounded in the principles of sustainability, equity, and inclusive economic opportunity.

Development at the site is guided by the amended SP-10 Zoning Ordinance approved by Pittsburgh City Council in 2019 and Hazelwood Green’s new Preliminary Land Development Plan (PLDP), approved by the Pittsburgh Planning Commission in 2018 to replace the plan of record.

The PLDP has been designed to meet LEED for Neighborhood Development Plan standards and integrates elements of the Living Community Challenge and WELL Community Standard, along with utilization of Pittsburgh’s own p4 Performance Measures to evaluate development proposals.

Of key importance is the integration of public space to further knit the site to the surrounding Greater Hazelwood neighborhood. Approximately 17% of Hazelwood Green’s total acres are reserved for public space, with street design also prioritizing pedestrian and bicycle access and safety.

Almono LLC acknowledges the past work of many others, including those involved with the development of previous master plans that influenced the creation of the Preliminary Land Development Plan for Hazelwood Green, and the organizations and agencies that contributed to current policies, best practices, and sustainability standards.
