Almono LLC is seeking qualified and innovative responses to a Request for Qualifications (the “RFQ”) for a developer of the Mill District at Hazelwood Green in Pittsburgh, PA.

With 178 acres of prime riverfront property, Hazelwood Green (HG) in Pittsburgh, PA offers a rare opportunity for development in the midst of a thriving city and world renowned university district. This former steel mill site is envisioned to become a world-class model for sustainable development that transforms markets, regenerates the land, and revitalizes the surrounding neighborhoods. The development area for this RFQ is the Mill District portion of the HG site that includes approximately 27 acres of developable area. The entire Mill District has a median target of 2.8 million square feet of mixed-use development that includes 1,050 dwelling units. The Mill District is considered the phase 1 development area of the HG site.

The Hazelwood Green development site is unique in that its ownership, Almono LP, is a partnership of three Pittsburgh-based foundations – Richard King Mellon Foundation, Heinz Endowments, and the Benedum Foundation. These foundations joined forces in 2002 to purchase and land bank Pittsburgh’s last remaining tract of significant riverfront property until the time was right to fully leverage this well-situated asset to achieve greater regional benefits.

Notifications & Inquiries

NOTIFICATIONS: Any future amendments or notifications will be posted to this webpage. The RFQ is being distributed directly to developers that have expressed interest, marketed through Hazelwood Green’s network of organizational partners, and advertised nationally. Notifications and Q&A to-date is below.

  • Summary Q&A can be found here (and above).

  • Part 7: Legal and Credit portion of your submission should be provided as a separate document(s) and it will not be included in the maximum 40-page submission requirement. Please send as an attachment or provide us with a link to your preferred file share system as part of your submittal. 

  • No additional information or questions will be addressed after November 14, 2018.  If you plan to submit early you can be assured that there will be no further updates or changes made after November 14.  

  • Interviews of short-listed developers will be conducted with the Almono partners during the afternoons of January 8, 9, and 10, 2019, in Pittsburgh. Please hold these dates and we will notify and schedule short-listed companies by December 20, 2018.

INQUIRIES: Respondents may submit questions and/or request clarifications from Almono LLC no later than November 14, 2018 (extended from October 30). Questions regarding this RFQ should be directed to RFQ@hazelwoodgreen.com. Answers to all questions will be posted on November 5, 2018, following the optional webinar. Last day any amendments to the Summary Q&A will be made (and posted) is November 15, 2018.
